What is Your Home Worth?
In order to determine the value of your home, I would prepare a Comparative Market Analysis. This report, or CMA, is an estimated value for a property given current market conditions. It includes sales of similar properties that have sold, those that are under deposit but haven't yet closed, active listings that are similar to yours, as well as expired listings – all important data which will be the foundation for how to determine the best price to ask for your house. The CMA is a professional estimate of your home’s current value, and there is no fee associated with its preparation.
For comparable sold properties, I make adjustments to each partially comparable house to more closely match any variation of major features the comparable has from yours in terms of size, age, condition, garage, etc.
As a full-time, professional agent, I am one of the most active agents in the Upper Pioneer Valley. I started Town & Country Realtors (which later merged with Jones Realty) as a young man and have written over ten books in the field. And while the internet has made it possible for virtually anyone to access comparable sales information, without firsthand knowledge of the comparable properties, and what individual features are worth in the local marketplace, one cannot estimate value accurately.
